How you will live here

The flat is let fully furnished and move-in ready. The photos below show the current set-up.

The flat

Space, light and quiet on the first floor

This flat is noticeably larger than most furnished lettings. The living room flows into the dining area and the adjoining kitchen, with full-width windows that bring in light all day.

The bedroom has a double bed, ample storage and its own south-facing terrace of 3.60 × 1.50 m, in the sun from late morning until evening. The smaller bedroom is fully set up as a study, with a wide desk, an office chair and a storage wall. You work in a separate room, behind a door that closes.

The bathroom has a walk-in shower and the toilet is separate. A dedicated utility room houses the washing machine. A generous entrance and night hall separates the living areas from the bedrooms.

The flat also comes with private cellar storage and a shared bicycle room in the building. New windows with acoustic glazing keep the traffic noise outside. You can work, take calls and sleep in peace.

Storage is not an afterthought here

In furnished lettings, storage is usually the first thing to go. Not here: a fitted cupboard in the entrance hall, a second one in the kitchen and a separate store room, on top of the wardrobe wall in the night hall and the bedroom wardrobes.

Move-in ready

Furniture, kitchen appliances, washing machine and internet are all in place. Bring your suitcases and settle in — practical when you are in the region temporarily for a project or assignment.

Rates and rental terms

Furnished from € 1,650 per month — utilities and internet included.

One amount per month. No energy bill, no internet subscription, no surprises. The longer you stay, the less you pay.

What does “utilities included” mean?

Heating, electricity and water are part of the monthly rate, for normal use per person. We work with clear reference figures rather than a vague notion.

Item1 occupantPer extra occupant
Electricity1,400 kWh per year
± 117 kWh per month
+ 700 kWh per year
± 58 kWh per month
Heating (natural gas)11,000 kWh per year

+ 1,000 kWh per year
± 83 kWh per month
Water35 m³ per year

± 2.9 m³ per month
Margin on top of the reference10 %—
  • Electricity, gas and water meters are read on arrival and departure, and recorded in the inventory of fixtures.
  • For stays of six months or longer, an interim reading is taken halfway through.
  • If usage stays within the reference plus the margin, there is no additional settlement.
  • If usage is higher, only the excess is charged at the actual supplier rates, with the invoice as proof.
  • If usage is lower, nothing is refunded: the reference is a ceiling, not a budget.

Reference figures derived from VREG consumption data for Flemish households and from average water use per person. For a shorter stay the reference is recalculated pro rata.

  • Deposit: two months' rent, held in a blocked account in the tenant's name, released after the outgoing inventory.
  • Utilities included up to the reference figures per occupant, with a 10% margin.
  • Meter readings on arrival and departure; only excess use is charged at cost.
  • The final price depends on the length of stay and the composition of the household.
  • Optional garage: € 150 per month, subject to availability.
